From First Call to Final Check. We Handle Everything.
Same-day response · No paperwork on your end · No fees unless we win
Most homeowners have never filed a major property damage claim before. They don't know what to expect, what to say to the insurance company, or whether they're being treated fairly. That uncertainty is exactly what Aware Owner removes. From the moment you call us, we take over — every form, every inspection, every negotiation. You focus on your home and your family. We focus on your claim.

How the Aware Owner Claims Process Works
Five steps. Clear timelines. You do almost nothing. Here's exactly what happens from your first call to your final check.
Free Same-Day Claim Review
The process starts the day you call. Aware Owner responds same-day to every new inquiry. We don't put you on a wait list or schedule you out two weeks. We begin with a no-cost, no-obligation review of your situation: what happened, when it happened, and what your policy says about it. By the end of this first conversation, you'll know whether you have a viable claim, and what the next step looks like.
Policy Analysis & Coverage Identification
Your insurance policy is a legal contract written to protect the insurer first. Most policyholders have never read it in full, and even if they had, the exclusions, sublimits, and endorsements are designed to be difficult to interpret. Aware Owner reads your entire policy, identifies every coverage that applies to your specific loss, flags any exclusions the insurance company is likely to invoke, and builds a strategy for your claim before a single form is filed.
Professional Damage Documentation
This is where most claims are won or lost. The insurance company's adjuster will conduct their own inspection, and their job is to document as little as possible. Aware Owner conducts an independent, thorough inspection of every area of damage: roof, structure, systems, contents, and any secondary damage caused by the primary event. We produce a professional scope of loss with photographs, measurements, and contractor-backed estimates that reflect the true replacement cost of your damage. This document becomes the foundation of your entire claim.
Claim Filing & Active Negotiation
Once your scope of loss is complete, Aware Owner files your claim — or supplements an existing one — directly with your insurance company. From this point forward, you don't speak to the insurance company. We do. Every call, every email, every request for documentation goes through us. When the insurer's adjuster responds with a lower number, we push back with evidence. When they invoke exclusions, we challenge them with policy language and documentation. We negotiate actively until we reach the maximum settlement your policy supports.
Settlement & Closing
Aware Owner does not close your file until you have received the maximum settlement your policy allows. When the final settlement is reached, we walk you through the numbers, explain what was recovered and why, and ensure you understand exactly what you're receiving. If we don't win, you don't pay.
You Handle Your Life. We Handle Your Claim.
When Aware Owner takes on your claim, here's what comes off your plate permanently.
- Talking to your insurance company: we handle every call, email, and meeting on your behalf.
- Claim forms and documentation requests: we prepare and submit everything.
- Understanding your policy: we read it, interpret it, and use it for you.
- Scheduling and managing inspections: we coordinate all on-site visits.
- Negotiating the settlement: we push back, appeal, and fight until the number is right.
- Tracking deadlines: we monitor all policy and statutory deadlines so nothing lapses.
Already Filed a Claim? You Can Still Bring Us In.
Aware Owner can join your claim at any stage — even if you've already filed, received a settlement offer, or been denied. Most people don't realize this.
We take over all communication and documentation from this point forward and ensure your claim is positioned for maximum recovery.
We conduct an independent inspection, produce a counter-scope of loss, and negotiate the difference through the appraisal process or direct negotiation.
We review the denial, identify the basis, conduct a reinspection, and file a formal appeal with documentation the insurer can't ignore.
Depending on your state and policy, supplemental claims may still be available. We review your settlement and advise on whether additional recovery is possible.

Book Your Free ConsultationCommon Questions About Working With Aware Owner
How quickly does Aware Owner respond after I call?
We respond the same day. Every new inquiry is reviewed and contacted on the day it comes in. If you call or submit your information in the morning, you'll hear from us before the end of the business day. For urgent situations — active water damage, fire events, or impending insurer deadlines — we prioritize immediately.
How long does the claims process take from start to finish?
It depends on the claim type and how responsive your insurance company is. Straightforward claims — a clear hail damage event or a single-source water loss — typically resolve in 4 to 8 weeks. Complex claims involving large-scale structural damage, total losses, or insurer disputes can take 3 to 6 months. Hurricane and catastrophe-zone claims can take longer due to carrier backlogs. Aware Owner actively manages your timeline and pushes back on insurer delays.
Do I have to deal with my insurance company directly?
No. Once Aware Owner is engaged, we handle all communication with your insurance company on your behalf. You do not need to take calls from adjusters, respond to documentation requests, or attend any insurer meetings. We are your representative and your buffer. The only time you'll be involved is when a decision requires your direct authorization, such as accepting a final settlement.
What does Aware Owner charge and when do I pay?
Aware Owner works on a contingency fee basis — a percentage of the total settlement we recover for you. There is no upfront cost, no hourly rate, and no fee of any kind unless we win. Our fee is collected from the settlement proceeds at closing. If we do not recover anything, you owe nothing.
What if my claim was already denied?
A denial is not final. Aware Owner reviews the denial letter, identifies the basis for the denial, conducts an independent inspection, and files a formal appeal with documentation the insurer cannot dismiss. Many of our most successful recoveries began as denied claims. Contact us for a free review of your denial before you accept it as the final word.
Can Aware Owner help with both residential and commercial claims?
Yes. Aware Owner handles property damage claims for homeowners, landlords, business owners, and property managers. Commercial claims — particularly those involving business interruption and large-scale structural losses — are among the most complex and highest-value claims we manage. If you own or manage a commercial property, contact us to discuss your specific situation.
